This consists of three distinct functions:

A. FISCAL MANAGEMENT
  1. Collect Owners Annual Fees
  2. Pay all bills associated with the property.
  3. Monthly reporting to all homeowners.
  4. Pay property taxes a.nd insurance
  5. Obtain adequate insurance coverage and renewals.
B. PROPERTY MANAGEMENT
  1. Develop and implement a five year maintenance schedule for the property.
  2. Develop an inventory schedule of furnishings and consumable items.
  3. Hire subcontractors for general maintenance, cleaning, pool, yard, tree trimming, pest control, etc.
  4. Coordinate repairs.
  5. Replace and Repair Furniture, Fixtures and Equipment.
  6. Develop House Rules
  7. Twice -weekly cleaning coordination.
  8. Coordinate Homeowner arrivals and departures
  9. Establish website to communicate with homeowners
C. RESORT MANAGEMENT
  1. Pre-Arrival homeowner services including.
  2. Pre-provisioning of the home: groceries, wines, cribs, high chairs, etc.
  3. Pre-arrival home preparation with homeowners effects from storage.
  4. Concierge Services: Car rental, babysitting services, dinner reservations, activities coordination, airline reservations, inter-island visits including hotel reservations, maid service, additional check-in, check-out of homeowner's guests.
  5. Website development for homeowner use and communication.

TERM:

The initial term of the agreement will be for 18 months. This will automatically convert to a 12 month agreement after the initial term. After the initial term either party may cancel by giving 60 day written notice.

ADDITIONAL SERVICES

HAWAII VACATION RENTALS: If a homeowner wishes to rent their interval or a portion of it Trinity Properties is experienced in providing VACATION RENTAL MARKETING AND MANAGEMENT
